Richmond has a population of nearly 200,000 individuals, but the size of the city and sprawling neighbourhoods like Terra Nova give the area a more rural feel. neighbourhoods are relatively safe and boast low crime levels, and the city is currently in the middle of a long-term plan to improve all neighbourhoods, focusing on creating "complete" communities. The growth of the city in the past several years is steady; the population increased nearly 10% between 2006 and 2011. Young professionals working in cities like Vancouver have become interested in Richmond as the perfect getaway, since the commute is fairly short. Families and investors have also recently become quite interested in the area due to the huge variety of amenities and benefits as well as housing options.

Employment Opportunities

Residents of Terra Nova are a diverse group, as are the Richmond residents as a whole. While many work within the city of Richmond, nearly half commute to jobs outside of Richmond. Of those working within the city limits, the largest portion are employed in the sales and services industry. Industries closely following this one in terms of popularity in Richmond include business and administration, finance, trade and transport, technology, healthcare and manufacturing. With such a diverse workforce, it wouldn't be uncommon to live on the same street as a doctor, cashier, warehouse employee, accountant, and CEO. However, Terra Nova residents typically represent workers in a higher income bracket; the population of the neighbourhood is about 546 and the average household income is about $250,875, with age of the average homeowner being 43. Being a highly sought-after neighbourhood, those who move in aren't quick to move out again; about 98% of residents own their homes as opposed to renting.

Shopping/Dining

Residents who don't want to travel far for the basic necessities often take advantage of the Terra Nova Village Shopping Plaza, where they have access to a grocery store, a veterinarian, a popular coffee chain, several dining options, and professional services such as Royal Bank and Coast Capital Savings. For those in need of more options when it comes to shopping and dining, Richmond Centre is one of the largest malls in the city and is just 13 minutes away by car. This mall features all the popular mall retailers, from fashion and accessories to department stores, cafes, diners and professional services. Nearby is Lansdowne Centre and Aberdeen Centre, both offering similar options for shopping.

Hungry Terra Nova residents can enjoy delicious sandwiches and subs, Indian Cuisine and Japanese dishes just minutes away from their home. Those in search of the best seafood available are about 11 minutes away from Steveston Village, where they can find fresh, delicious seafood like smoked salmon and crab dishes, and can enjoy waterfront dining with gorgeous views.

Transportation

Although walking for enjoyment is one of the best advantages of the Terra Nova neighbourhood, for the most part, it is a car-dependent neighbourhood. To get in and out of Terra Nova, the best options are Westminster Highway and Number 1 Road from the north, and Steveston Highway from the South. These roads connect to Highway 99 for travel in and out of the city. Taking Westminster Highway or River Road to Number 2 Road enables residents to reach Sea Island and the Vancouver International Airport. Throughout Richmond, TransLink buses have regular routes, so public transportation is always an option. In addition, the SkyTrains give residents the option of rapid transit to downtown Vancouver, the waterfront and other nearby cities.

Schools

Children in Terra Nova attend Spul'u'Kwuks Elementary School, which feeds into J.N. Burnett Secondary. There are a variety of private and religious-based schools in Richmond for parents who desire an alternative to public school. Sprott Shaw College has a satellite location in Richmond where older students can obtain several different degree types in a variety of fields. Another option for higher-education is the Kwantlen Polytechnic University.

The Arts

Richmond residents have a variety of art options at their fingertips, from live performances at the legendary Gateway Theatre to over 65 public art installations throughout the city that residents can view free. The Richmond Cultural Centre is a wonderful place to visit for excellent art and historical information and artifacts. The Richmond Art Gallery is located here, featuring an ever-changing exhibit of fine contemporary art from local artists as well as national and international artists. Visiting nearby Steveston Village is another excellent option, especially during the first and third Sundays of the month, when the Farmers and Artisans Market takes place. Here, visitors can pick up art of all kinds made by Steveston and Richmond locals.

Recreation/Sports

Terra Nova residents have a variety of recreational activities and options to choose from, including the fantastic Terra Nova Adventure Play Environment. The Play Environment includes The Paddock, which features a 35m zipline, swings, a twisting slide, outdoor areas to enjoy and explore, and an exciting meadow maze for younger children. The Homestead area of the Play Environment offers up a treehouse with play equipment, a rope walkway, a climbing structure, sand area and a timber swing. It's the perfect place for families to enjoy a day of play.

The West Dyke Trail is another excellent place for Terra Nova residents to enjoy; it connects the neighbourhood to Garry Point Park, and is a prime spot for hiking, cycling, and jogging. Children enjoy a variety of ball fields throughout Terra Nova, including a football field, tennis courts and basketball courts.

Investing in Terra Nova South Real Estate

Terra Nova is the perfect family environment, with beautiful tree-lined streets, wider boulevards, private yards and a huge variety of amenities. As the interest in Richmond continues to grow and the city continues to improve all areas and neighbourhoods, the property value across the board is expected to rise. Those who invest now can expect climbing property levels, especially beneficial to investors interested in earning a fantastic return. From stellar shopping and dining options to excellent schools, top-notch nearby healthcare and beautiful home options, Terra Nova is a fantastic neighbourhood to invest in.
