McLennan, sometimes referred to as 'McLennan South' is located in the City Centre District of Richmond. This city, nestled between arms of the Fraser River, is a charming coastal area with a long maritime history. It has grown into the fourth most populous city in British Columbia, with nearly 200,000 residents living in Richmond. Over 38,000 of those individuals live in the City Centre area. McLennan South is one of five medium-density neighbourhoods in City Centre.

In 1996, the City of Richmond adopted the McLennan South Sub-Area Plan, with goals to create a complete community that would eventually result in the neighbourhood becoming one of the City Centre's key residential neighbourhoods. To achieve that plan, new schools were built as well as a neighbourhood park featuring a designated area of heritage trees, roads were upgraded and expanded and townhouse developments were constructed to meet the needs of a diverse group of residents. The plan is ongoing, with several additional projects slated for the near future, and the work has created an increased interest in the area.

Employment Opportunities

It's not uncommon for McLennan residents to commute to nearby cities to work; downtown Vancouver is just 25 minutes away by vehicle and downtown New Westminster is just 19 minutes away. Many residents work in the sales and services industry, which is the largest industry within Richmond. Manufacturing, travel and transportation, law and educational services, and high-tech goods and services are also popular industries. Healthcare facilities within the neighbourhood and close by support many jobs within the neighbourhood, as well. Richmond has an unemployment rate of 5.7%, very close to the province's rate of 6.0%, and the participation rate in the workforce (for individuals ages 15 and older) is about 57%.

Shopping/Dining

Richmond Centre is a popular shopping option for McLennan residents; it's just minutes away from the neighbourhood and more than 100 shops and services are available there. From trendy clothing retailers to coffee shops, restaurants and gift stores, it's the perfect place to spend an afternoon shopping. Lansdowne Center is also very close, offering similar retailer options. No. 3 Road is home to the Golden Village, spanning the area from Alderbridge Way to Capstan Way, and features a variety of Chinese-oriented shopping options. Diners can find a huge variety of restaurants and fast food options near the Richmond Centre and Lansdowne Centre, and Food Street (Alexandra Road) is infamous in the area for having more than 200 restaurants and food options.

Transportation

The McLennan neighbourhood is fairly car-dependent, and finding destinations isn't difficult. The roads surrounding the neighbourhood are Granville Avenue, Blundell Road, Garden City Road and No. 4 Road; these connect to the internal north-south Granville Avenue and Blundell Road. TransLink buses operate throughout the city of Richmond, and Garden City Road features a bus stop where residents can access public transit to Vancouver and other areas. Highway 99 can be reached by taking Westminster Highway (to the north of McLennan) or Steveston Highway to the south. To the west, No. 2 Road can be taken to access the Vancouver International Airport on Sea Island.

Schools

The city of Richmond is served by the Richmond School District 38, which offers 11 secondary schools and 37 elementary schools. There are 3 Montessori schools available to families who want a public school alternative, as well. McLennan children attend the Early French Immersion/English curriculum Henry Anderson Elementary School and the AR MacNeill Secondary School. Richmond also features a few different options for higher learning, including the Kwantlen Polytechnic University. Here, students can gain education in a huge variety of programs, and the Sprott Shaw College satellite location is also available.

The Arts

Art is a big part of Richmond, and one of the most fascinating collections of art is free; located within public spaces and areas are more than 65 public art installations created by over 80 artists. Very close to McLellan is the Breaking Ground piece, which is a concrete sculpture of a life-sized man digging a hole. Another is located on the grounds of Paulik neighbourhood Park. Called House of Roots, this one is a freestanding steel sculpture of a house filled with roots. Those interested in seeing more of the installations can obtain maps from the Richmond Cultural Centre.

While visiting the Cultural Centre, residents can become immersed in a rich and fascinating history of Richmond and the Fraser River. The second floor holds the Richmond Art Gallery, where amazing contemporary art is featured, from local and nationally-recognized artists. Other artistic options within the city include a Japanese art museum, opera, and the Gateway Theatre, the area's only professional live theater option. In addition to the performances at the Gateway, individuals can take advantage of a variety of art classes and courses.

Recreation/Sports

Garden City Park is a fantastic recreational resource for residents of McLellan. This 17-acre park features a beautiful arboretum with 100 trees of species coming from the Pacific Rim. The park also offers up a fun playground, walking trails, a picnic area, skateboard spot, basketball and tennis courts, a lake and a bike terrain park. Those who don't mind a few more minutes' driving time can reach the Richmond Oval, a $178 million CAD facility that was constructed for the Winter Olympics in 2010 or the John M.S. Lecky UBC Boathouse. For adults, the River Rock Casino Resort is an excellent option, featuring live talent acts from music to comedy. The Fraser River provides a huge variety of fishing and water sport activities and plenty of natural areas and parks exist within Richmond.

McLennan is primarily a family-oriented neighbourhood, and the ongoing community plan emphasizes this aspect by maintaining single-family house only areas and limiting multi-family housing developments. Other aspects of the neighbourhood that cater to families include plenty of green spaces within McLennan, walkability, curb and lighting improvements designed to increase safety, a huge variety of family-oriented services and amenities including daycare and schools, and a variety of recreational activities.

While homes in the area are relatively affordable, they are becoming increasingly more difficult to find, as interest in the area grows.
