In compliance with the Residential Tenancy Act, it is imperative for tenants to undertake certain responsibilities before vacating their residence. These include cleaning the unit, addressing any damages, and exiting the premises by 1:00 PM on the specified termination day, unless stated otherwise in the tenancy agreement. Here is a comprehensive checklist to assist you in ensuring the optimal return of your security or pet deposit(s).

  1. Schedule an inspection of the property with your property manager at least two weeks prior to the move-out date.
  2. Fridge: Defrost, clean inside, and clean exterior, including walls and floor. Replace drawers.
  3. Stove: Clean inside with oven cleaner, remove elements and drip pans for thorough cleaning.
  4. Hood Fan: Remove grille and filter, clean exterior and grille, replace the filter.
  5. Cupboards/Counters: Wipe clean all surfaces inside and out.
  6. Light Fixtures/Fans: Clean and dust, replace burned-out bulbs.
  7. Sinks/Taps: Ensure cleanliness.
  8. Bathtub/Tile: Clean and ensure there's no mold or mildew.
  9. Toilets: Clean inside and out, no stains.
  10. Walls: Wipe down, fill nail holes, and repair any damage.
  11. Ceilings: Free of cobwebs and dust.
  12. Doors/Railings: Wipe down on both sides.
  13. Windows/Sills: Clean inside and outside surfaces, no mold/mildew.
  14. Floors: Sweep and clean tile/linoleum/hardwood/laminate floors; avoid wet mopping laminates.
  15. Carpets: Vacuum and professionally steam clean or chem clean.
  16. Blinds/Drapes: Clean.
  17. Air Conditioner: Clean filter and wipe down the case.
  18. Fireplaces: Clean.
  19. Furnace: Replace filter.
  20. Patios/Decks: Clean and tidy.
  21. Yard: Mow/trim, groom properly, no weeds or debris.
  22. Shed: Clean all tools, including mowers and trimmers.
  23. Storage Area: Empty, clean, and tidy.
  24. Parking Area: Empty, clean oil stains, and tidy.
  25. Keys: Inventory and return all keys, remotes, etc.
  26. Repair all damage caused during tenancy, including modifications.
  27. Remove all belongings, garbage, and debris from the property.

In essence, return the suite in the condition you would expect when moving in. Use suitable cleaning products for each task to ensure thoroughness. The new tenant should not need to clean or remove any garbage. By restoring the premises in good order, you can anticipate the prompt return of your full deposit and any accrued interest.
