It is surrounded to the west by the Strait of Georgia and to the east by Boundary Bay.
With an estimated population of 20,933 residents (2006), Tsawwassen residents have a median household income of $56,945 (2011), compared to the median income in British Columbia of approximately $69,150 (also 2011). The community is serviced by Translink buses, which has service at the main bus loop at the South Delta Recreation Centre. The Tsawwassen Ferry Terminal is located right in the neighbourhood and has the following routes/destinations: Route 1 goes to Swartz Bay, Victoria; Route 9 goes to the Southern Golf Islands; and Route 30 has service to Duke Point, Nanaimo.
Tsawwassen’s main street is 56th and connects Highway 17 to Point Roberts in the US state of Washington.
Schools
Residents of Tsawwassen are served by School District #37 Delta, with one high school in the community and five elementary schools: South Delta Secondary School (once known as South Delta Senior Secondary), Pebble Hill Elementary, Cliff Drive Elementary, Beach Grove Elementary, English Bluff Elementary, and South Park Elementary. There are also a few private schools in the area, including Southpointe Academy, Delta Christian School (located in nearby Ladner), and Sacred Heart Elementary, also in Ladner. For children who speak French at home, there is a French program school in Tsawwassen, Ecole Du Bois-Joli.

From dozens of parks and outdoor activities to cultural landmarks and more, there are plenty of great attractions and things to do in and around Tsawwassen. The Delta Museum & Archives, located in neighboring Ladner, features the history of Delta and the First Nations people, including local histories of fishing, farming, and canning. Residents and visitors can visit historical homes, such as Cammidge House in Boundary Bay Regional Park, Burvilla in Deas Island Regional Park, or Kirkland House in Ladner.
