Seafair Real Estate & Homes For Sale

Seafair is an affluent neighbourhood situated along the western coast of Richmond's LuLu Island, sandwiched between the northern Thompson community and the southern Steveston community. With a population of just under 16,500, it is Richmond's 4th most populous district. The neighbourhood includes a blend of townhouses, condos and single-family homes, including many gorgeous and character-filled homes from the 1960's. However, many of those original homes have been replaced with more modern, lavish homes featuring large, private yards and many amenities. Seafair features wide, tree-lined streets and many homes are situated on private and quiet cul-de-sacs. The neighbourhood is just minutes away from Richmond's best amenities, from shopping and dining to recreation.

Although Richmond's population is rising steadily, the population within the Seafair area has risen only slightly in the last several years. While Richmond's population growth between 2006 and 2011 was 9%, Seafair's growth was only about 1.5%. This is great news for residents who don't want to be crowded, and with already lofty property values in the neighbourhood, it's not likely that a hefty jump in population would affect that front significantly. For these reasons, Seafair is a neighbourhood for families and individuals who want and can afford the best.

Employment Opportunities

Residents of Seafair are employed in a variety of industries, including sales and services, education, healthcare, manufacturing and technology. It's one of the highest-earning neighbourhoods in Richmond, with residents bringing in an average household income of about $93,681. While the city of Richmond supports about 100,000 jobs, it's quite common for folks to live in Richmond and work in other cities such as nearby Vancouver and Burnaby. Richmond offers easy access to excellent amenities without some of the disadvantages of larger cities, including crime, crowding, and traffic issues. Plus, it's only just over a half an hour's drive to Vancouver. Unemployment in Richmond is in line with the unemployment rate of the province, at 5.7%, which is a relatively low rate.

Shopping/Dining

Those living in Seafair can access all of their basic needs without even leaving the neighbourhood; Seafair Centre (at Number 1 Road and Francis Road) offers up a variety of retail establishments and professional services, including Safeway Food & Drug, Shoppers Drug Mart, CIBC and more. Those who are in the mood for fast and delicious food can take advantage of A&W, Little Caesar's, Subway and Takeya Sushi.  When it's time to do major shopping, Richmond Centre and Lansdowne Center are both just minutes away, each offering hundreds of retailers including the most trendy and popular stores, shops and services. Taking Number 1 Road south, Seafair residents can access a huge variety of restaurants along Chatham Street and Moncton Street, and can enjoy waterfront dining along Bayview Street. Individuals and families can dine on the pier at the Blue Canoe Waterfront Restaurant, which serves up tantalizing seafood dishes as well as a variety of craft beers and wine.

Transportation

Getting around Seafair is easy; most residents rely on their personal vehicles, although TransLink buses do run within the community. Number 1 Road runs north to west through the centre of the neighbourhood while Francis Road runs west to east, making it easy to get in and out of Seafair. Steveston (to the south) and Westminster (to the north) Highways can be accessed from Number 1 Road, and take travellers out of Richmond via Highway 99. The Richmond-Brighouse Station and the Lansdowne Station are just minutes away from the Seafair neighbourhood, and offer rapid transit to nearby cities.

Schools

James Gilmore Elementary is in the north-western area of the Seafair neighbourhood, and this is where families send their elementary-school age children. Many homes are within walking distance, so parents are able to walk their children to and from school each day. Hugh Boyd Secondary School, located adjacent to the West Community Centre, serves older school-age children. Parents also have the option of selecting a private school; there are several within Richmond, as well as 3 Montessori schools and several schools offering French immersion.

Residents in need of higher education facilities can take advantage of the Sprott Shaw College and Kwantlen Polytechnic University, both of which offer several degrees in a variety of different fields.

The Arts

The Community Arts Council of Richmond is located in Seafair, and residents can enjoy a variety of events here. A Midsummer Art's Dream is an annual event where amateur and professional artists can submit photos for an exciting contest and enjoy the opening ceremony with refreshments. Several galleries and museums are located throughout the city of Richmond, as well as more than 65 public art displays that are free to enjoy. The Richmond Cultural Centre is not only a fantastic place to visit and see a variety of different types of art and historical artifacts, but here residents can obtain maps showcasing each location of public art. Those who are fans of live performances can take advantage of the Gateway Theatre, where musical acts, plays and even comedy acts can be enjoyed.

Recreation/Sports

Seafair is located in the perfect place for residents to enjoy a wide variety of recreational and sporting activities and events. The W Dyke Trail runs along the western side of the neighbourhood, where residents can enjoy nature in all its beautiful glory. The West Richmond Community Centre and Hugh Boyd Athletic Park are minutes away from most Seafair homes, and offer up community sports activities like tennis, basketball, and fitness facilities. More than 1,400 acres of parkland are located within Richmond, and the Fraser river enables a variety of water sports from fishing to water skiing.

Investing in Seafair Real Estate

Seafair is a stunning neighbourhood with gorgeous homes, friendly neighbours, and impressive views. With all of the amenities Richmond has to offer, as well as the city's proximity to downtown Vancouver and other nearby cities, residents can enjoy the finest urban benefits with the quiet and peaceful tight-knit community that Seafair offers. Richmond has even been called the healthiest city in Canada by a study published in Canadian Living magazine. From investors interested in renovating in one of the most sought-after neighbourhoods in Richmond to families seeking out their dream home, Seafair is a sound choice offering value, convenience, and beauty.
