Salmon River Real Estate & Homes For Sale

The Salmon River neighbourhood is located on Main Street in the Langley Township, just east of the main branch of the Salmon River. While the neighbourhood features some areas that are still more rural than other areas in the township, most of the area has been significantly developed. This gives residents access to plenty of shopping, dining and recreational options right in their own neighbourhood.

Lot sizes are quite large, and homes are lavish and beautiful. Most are single-family homes with between 3 and 8 bedrooms, and all of the finest amenities. The Salmon River neighbourhood is one of the best to invest in, because of the large amount of undeveloped land remaining. As the Township of Langley continues to grow, housing will be in greater demand and property values will rise. The neighbourhood is attractive to investors for that reason, and to families and young professionals for the feeling of rural peace combined with close-by urban amenities and conveniences.

Transportation

Because the Salmon River neighbourhood is less developed than some of the other neighbourhoods in the Langley Township, the roads are not set up in a grid system. However, getting around isn't difficult. Major north/south roads  include 240th Street and 248th Street, while 56th Avenue is a major west/east road. Fraser Highway runs along the southern boundaries of the neighbourhood, and it provides access to nearby cities and important areas within the Langley Township. Above the Salmon River area is the Trans-Canada Highway, the fastest and most popular route for reaching nearby cities like Coquitlam, Vancouver, Surrey and New Westminster.

Schools

Most neighbourhoods in the Township of Langley have access to private schools should parents decide one of these would be in the best interests of their children. Individuals who require post-secondary educational institutions can take advantage of the satellite campus of Kwantlen Polytechnic University or can opt for the private and religious-based Trinity Western University.

The Arts

While the Township of Langley isn't a major art center, there is room for that to change in the future. Now, residents can enjoy the Langley Arts Council, where various events and art activities take place, or the Stagecoach Theatre Arts, a school that teaches performing and live arts. The excellent benefit to living in the area is that residents can take advantage of the arts scenes in all nearby cities quite easily. Within minutes, they can visit the major galleries and museums of Vancouver, Coquitlam, Surrey and other nearby cities. The Canada Museum of Flight is also a must-see for Salmon River residents and it's just minutes away.

Recreation/Sports

One of the largest benefits of living in the Langley Township is the wide range of recreational activities available. Those who love nature and the great outdoors can choose from mountain biking or hiking through the numerous trails and dykes that thread through the township. As one of the largest equine areas in British Columbia, it's the perfect place to enjoy horseback riding. Most neighbourhoods have recreation centres which offer up fitness rooms, swimming pools, and even areas for the children to enjoy.
The Poppy Estate Public Golf Course is right outside the neighbourhood, and there are several other golf options within the township as well - including the Newlands Golf and Country Club and the Langley Golf Center. The Langley Civic Center is an excellent place to find lots of recreational options; this $2,000,000 facility offers up a hockey and a curling rink, and next door there is a skate park and a BMX track as well.

Investing in Salmon River Real Estate
