Langley city is neither urban nor a pastoral. It simply occupies the middle ground of the two lifestyles. Industrial areas on the banks of Fraser River and Bucolic farming activities to the south of the city creates a unique range of properties that are perfect for corporate investors and farmers. Langley’s real estate average is about $510,838 for detached houses. This is of course cheap compared to Vancouver but exorbitant when compared to Fraser Valley. Acreages still remain an expensive affair in Langley. As of 2010, the average price per acre in Langley was about $860,559.

Talk of Langley, BC and the first thing anyone would think of is most likely Fort Langley, a favored spot for world class films. It is hard to say for sure if the city is entirely urban as there are some parts of it that still pose distinct ecclesiastical characters. Whichever the case, Langley is an affluent city, perfect for young, working professionals and families. It is slowly catching up with the likes of Surrey, Abbotsford and Vancouver. It may soon open up to more developments and people, thanks to a proposed extension of a regional transit service that may see the SkyTrain setting foot in Langley.
Everything here promises a brighter future. Charleston Place, a neighborhood expected to anchor downtown Langley is still under construction. Once complete, it will go down the records as Langley’s first ever mixed-use high-rise planned downtown. There is also the just completed South Fraser Perimeter road that connects Langley with Delta’s container port. It is widely expected that this new link between Delta and Langley will boost employment opportunities and open up real estate investments in nearby neighborhoods such as Gloucester Estates industrial park.
There are more than 15 primary schools and 10 high schools in Langley, making it a haven for families with school going children. Kwantlen Polytechnic University and Trinity Western University are the two main institutions of higher education in Langley. This is simply a must see neighborhood for discerning home buyers.
