Birchland Manor is a beautiful neighbourhood in Port Coquitlam, just east of Coast Meridian Road and northwest of the Carnoustie Golf Club. While the majority of the homes located in Birchland Manor are single-family homes, there are a few condos and multi-family housing options as well. The area is rapidly developing, it's current population at just over 12,000. Families and young professionals are attracted to the area, seeking a retreat from the hustle and bustle of city-living but a desire to remain close to all of the amenities and benefits of urban living.
Throughout the Birchland Manor neighbourhood, residents enjoy living within close proximity to schools, grocery stores, cafes, restaurants, fitness centers and more. The area is also culturally-diverse and like the rest of Port Coquitlam, steeped in art and history. Approximately 80% of Port Coquitlam residents own their homes, and the area attracts younger individuals and families. According to census information, the majority of residents (36%) are between the ages of 20 and 44.

Only about 4.9% of the population of Port Coquitlam is unemployed; significantly lower than the province's 6% average. Birchland Manor's average household income is $76,071, which is slightly higher than Port Coquitlam's average of $72,563. While many young professionals living in the area commute to work in Downtown Vancouver, many others are employed a little closer to home. The largest industries in the area are metal fabrication, technology and transportation, with the largest percentage of workers being employed in the sales and services sector. Employers with the most Port Coquitlam employees include the School District #43, CP Rail, Lilydale, the City of Port Coquitlam and Sysco.
Birchland Manor residents who are craving something delicious have a variety of options within their own neighbourhood. They can enjoy delicious Chinese cuisine from the Sky Dragon or Happy Chinese restaurants, or satisfy sushi cravings with Kisoya Sushi or Sushi Village. Other offerings include KC's Cafe and Frank's Pizza. The neighbourhood also features a Starbucks, or for those who'd rather a bit stiffer drink, the Arms Pub.
When it comes to shopping, Birchland Manor residents also have a host of options. Just outside the neighbourhood is Lougheed Highway, a major thoroughfare in the area. Along this street are clusters of commercial spaces and retail outlets, from the Coquitlam Centre, which offers the most popular and trendy retailers in clothing, shoes, and accessories, to the Westwood Mall, Costco Wholesale and the Port Coquitlam Super Walmart. Plenty of smaller shops are around as well, featuring antiques, novelty items, gifts, and professional services.
Port Coquitlam is known for excellent transportation options. While Birchwood Manor is primarily a car-dependent neighbourhood, many individuals enjoy walks for recreation and biking. Several TransLink bus routes run through Port Coquitlam, including the 160 Port Coquitlam Station, Vancouver and the 169 Coquitlam Station and the Braid Station routes. Also available is the SkyTrain West Coast Express Line, which stops at Port Coquitlam Station and offers regular trips to downtown Vancouver and nearby stations. Driving to Downtown Vancouver takes just less than half an hour and the Barnet Highway is the best option for traveling in this manner; Birchland Manor residents simply take Lougheed Highway to reach it.
Many parents in this neighbourhood live within walking distance to the neighbourhood elementary school, Birchland Elementary. Also nearby is the Terry Fox Secondary School, James Park Elementary, the King's Driving School, British Columbia Christian Academy and the Minnekhada Middle School. Parents here take advantage of A Little Oxford Daycare, located right in the neighbourhood, as well as the Port Coquitlam Children's Centere and the Cedar Drive Preschool Society.
Plenty of options for enjoying the arts are available to Birchland Manor families. Nearby is the Terry Fox Theatre, where residents can catch plenty of shows, from musical performances to plays. The Broadway Bound Performing Arts Studio is an excellent resource for parents whose children enjoy performing; they train youth in a variety of the arts, from dancing and singing to all aspects of musical theater. Nearby options also include The Giggle Dam Dinner Theatre, Second Storey Theatre, and the Evergreen Cultural Centre.
Birchland Manor is an excellent area for golf-lovers; the Carnoustie Golf and Raquet Club is very nearby, and open year round. The Port Coquitlam Trail is a haven for active individuals in the city, threading along the banks of the Pitt River. Here, residents can enjoy excellent long hikes or bike rides, and even horseback riding. The Hyde Creek Centre is the perfect place to get a workout, with the indoor gymnasium and outdoor swimming pools. They also offer up weight and fitness facilities. Those who want a little active family fun can visit the Port Coquitlam Recreation Centre and spend some time on the ice-skating rink or enjoy the full fitness facilities.
Birchland Manor is one of the most affordable neighbourhoods in the area. Families who have recently relocated to the area love being able to find single-family homes available, with multi-family homes dotted here and there. It's also a fantastic area for families due to the large number of parks, recreational facilities, and childcare options. Young professionals who work in downtown Vancouver find this neighbourhood an excellent "getaway" from the city, but still close enough to commute comfortably. Overall, there has never been a better time to take advantage of Birchland Manor real estate.
